Cause of death: the autopsy
The buyer withholds 13-15% of the full sale price even when the real tax is far lower, so the pain is real, but free calculators for exactly that number were everywhere and about 10 accountant and NRI firms publish how-to guides. Indian accountants charge ₹20,000-30,000 for the certificate, so the value sits in their filing work, which needs a partner and a digital signature, not in an agent's report. The red team killed the $79 report and rescored the idea from 16/25 to 14/25, below the bar.
